Two neighbouring jobs have their own pages: the full range of tap and toilet plumbing work, and toilet installation when a whole new suite is the answer.

Inlet Valve, Outlet Valve and Float Explained
Three parts cause nearly every running, leaking and slow-filling toilet: the inlet valve, the outlet valve and the seals around them, each with its own symptom.
The inlet valve
refills the cistern after a flush and closes once the float reaches its set level. Worn or blocked, it fills slowly or never stops filling.
The outlet valve
, usually a drop valve or flapper, holds the water in the cistern between flushes. Its rubber wears with age, water slips past, and the cistern refills itself over and over so the loo sounds like it never finishes.
A weak or partial flush
usually traces to a low water level, the small jet holes beneath the rim clogging, or a button that jams. Our guide to why your toilet keeps running works through those checks in full.
A cistern that will not fill at all points back to the fill valve, a float sitting at the wrong height, or a stop tap that is only partly open.

Toilet Repairs for Owners and Tenants
The QBCC's unregulated list covers just three cistern rubbers, so a capable owner may legally swap them: the drop valve washer, the float valve washer and the suction cup. The finished work still has to meet the standards the codes demand.
Anything past those three is minor work under Queensland rules: ours to do as a licensed plumber, without a council permit and without a Form 4.
Before you call, you can prove a silent leak yourself. Add colouring to the cistern water and leave the flush alone; colour creeping into the bowl means water is escaping. Flush afterwards and the colouring clears, because it will not stain the ceramic.
Renters get a faster path. A loo that blocks or quits counts as an emergency repair under Queensland tenancy rules, and once a tenant reports the fault, the owner or manager is obliged to keep the property in good repair.

Damp Floor Around a Toilet
Water around a loo shows in three spots: the cistern, the base and the supply connection, and each spot names its part.
A leak at the supply end often comes from the mini stop, the small tap feeding the cistern, or the braided hose connected to it. Damp where the pan sits on the floor points to the floor joint and its rubber seal.
Water in the gap between the cistern and the pan means the rubber joining the two has failed. A sewer smell with nothing obvious on the floor can mean the pan-to-drain rubbers have perished or shifted, so we check those alongside the joint.
We see these faults across the whole spread of local housing, from weatherboard near the railway grid out to the newer fills around the golf course on the town's western side. A dripping tap in the same bathroom usually comes to tap repairs in the same visit.

What Affects the Cost of a Toilet Repair
The price depends on which part failed, whether the porcelain is cracked, and how easily the cistern and its stop tap can be reached. You see a fixed quote before any work starts, so the figure is settled once we have looked at the job.
Two things push a repair toward a replacement. Cracked porcelain is where patching stops and the cistern or pan has to go; any new suite needs WaterMark certification and Water Efficiency Labelling and Standards (WELS) registration before we may legally fit it.
A loo on its third or fourth repair often pays to replace outright rather than keep patching. If the cistern body is sound, though, most running or leaking loos are fixed by fitting a fresh fill valve and flush washer, far less grief than owners expect. A tap replacement quote runs on the same logic: parts and access set the figure.

Toilet Repair Questions From Caboolture Homes
Call (07) 3520 4094Why is my toilet cistern not filling up?
Usually the inlet valve, worn or blocked, is stopping the refill. The other suspects are a float sitting at the wrong height and a stop tap under the cistern that is only partly open. A licensed plumber checks all three in order.
What makes a toilet keep running after a flush?
A worn outlet washer. Water slips into the pan past the worn rubber, and the cistern then refills itself over and over. An inlet valve that fails to shut does the same thing.
What causes a leak at a toilet base in Caboolture?
Usually the joint where the pan sits on the floor, its rubber seal, or a cracked pan. A supply connection dripping at the back can do it too. Water between cistern and pan means the rubber that joins them has failed.
Can I fix a leaking toilet myself in Caboolture?
Yes, but only inside the cistern, and only for three rubbers: the drop valve washer, the float valve washer and the suction cup, which the QBCC leaves unregulated. The work still has to meet the standards. Everything past those is for a licensed plumber.
Does the water utility cover a leaking cistern?
No, Unitywater's concealed leak adjustment leaves out water wasted by a leaking cistern, along with taps, hot water systems and other water appliances. The owner carries that loss on the bill.
